Your first objective needs to be to get buyers through the door. You want to create a feeling of excitement as you launch it onto the market.

The most effective way to achieving the highest price for your property it to have as many buyers as you can view your property in the shortest time. This way you are giving your estate agent the best opportunity to negotiate you the highest offer for your property.

Setting the value high with the view to lowing the price later is not the way to achieve the best price.  This simply leads to your property languishing on the market for longer than it should, and buyers scrolling past your listing,  a lack of viewings and even fewer offers and certainly not at the level you wish to achieve.
